Position Summary
The Business Development Director will lead the identification, pursuit, and securement of new third-party construction opportunities across the Greater Des Moines and Greater Omaha markets. This role serves as the primary external ambassador for Hubbell Construction Services � building relationships with owners, developers, architects, engineers, brokers, and industry partners to generate opportunities for construction management, general contracting, design-build, and related services. This role works closely with operations, preconstruction, and executive leadership in both markets to position HCS for long-term growth while upholding the same owner�s mindset that defines how we deliver every project.
Essential Duties and Responsibilities
1. Business Development & Sales
Develop and execute business development strategies that generate new third-party construction opportunities throughout Des Moines and Omaha metropolitan markets.
Identify, qualify, and pursue potential clients, project, and market sectors aligned with HCS growth objectives.
Partner with operational leaders in both offices to identify market opportunities, develop pursuit strategies, and strengthen local market presence.
Build and maintain a strong network of relationships among owners, developers, commercial real estate professionals, architects, engineers, and industry influencers in Iowa and Nebraska.
Create and maintain a robust pipeline of prospective opportunities and strategic target accounts.
Conduct market research and competitive analysis to identify emerging opportunities and industry trends.
Establish HCS as a preferred construction partner through active engagement in regional business organizations, industry associations, economic development groups, and community events.
2. Client Relationship Management
Establish trusted advisory relationships with existing and prospective clients.
Lead client-facing meetings, presentations, interviews, and project pursuit activities.
Work closely with clients to understand business goals, facility needs, and construction objectives.
Ensure a high level of client satisfaction throughout the business development and project lifecycle.
3. Pursuit & Proposal Leadership
Collaborate and partner with preconstruction, estimating, operations, and marketing teams to develop winning pursuit strategies.
Support proposal development, qualification packages, interview preparation, and presentations.
Help negotiate contracts and facilitate successful project transitions to operations teams.
Participate in strategic go/no-go decisions and pursuit planning.
4. Regional Market Development & Collaboration
Maintain a visible presence in both the Des Moines and Omaha markets to support relationship development and business growth initiatives.
Travel regularly between HCS office locations to collaborate with operations, preconstruction, and leadership teams.
Participate in business planning, sales strategy discussions, and project pursuit meetings in both markets.
Develop market intelligence and identify emerging opportunities that support strategic growth objectives across the region.
5. Strategic Growth
Assist in developing annual sales goals, growth initiatives, and business development plans.
Analyze market trends and recommend new target industries and service offerings.
Maintain accurate pipeline forecasting and activity tracking through CRM systems.
Provide regular reporting to senior leadership regarding business development activities, opportunities, and market trends.

Bachelor�s degree in Business, Marketing, Construction Management, Engineering or a related field preferred. Equivalent combination of Education and experience will be considered.
Five or more years of business development, sales, account management, or related experience.
Experience developing and maintaining client relationships in professional services, commercial real estate, development, construction, engineering, or a related industry environment.
Proven track record of generating new business opportunities and revenue growth.
Proficiency with CRM systems and Microsoft Office applications
Valid driver�s license and reliable transportation for travel to project sites.
Regular travel between the Des Moines and Omaha offices is required, along with frequent local and regional travel for client meetings, networking events, industry conferences, and project pursuits. Occasional overnight travel may be required.
Success Factors
Business Development or sales experience within commercial construction, construction management, design-build, engineering, architecture, development, or a related industry.
Foundational knowledge of construction delivery methods, preconstruction services, estimating, scheduling and the project lifecycle.
Existing network within Iowa or Nebraska commercial real estate, development, design, or construction communities.
Experience leading proposals, interviews, and project pursuits.
Strong presentation, communication, networking, and relationship-building skills, with the credibility to represent HCS as its primary external ambassador.
Ability to think �big picture,� set priorities and manage multiple projects simultaneously without losing sight of details.
